Greater Kailash: A Locality Profile

Greater Kailash (GK-I and GK-II) is among Delhi's most established residential neighborhoods, known for its M-Block and N-Block markets, tree-lined streets, and affluent demographic.

GK-I vs GK-II

GK-I is older, with a mix of original DDA plots (200-500 sq yards) now largely rebuilt as builder floors or small apartments. GK-II (Masjid Moth, Alaknanda side) is slightly more residential and quieter. Both share excellent infrastructure.

Property Market

Builder floors dominate. A 200 sq yard plot in GK-I goes for Rs 15-25 crore depending on road width and condition. Ground floor units (most valued) start at Rs 4-6 crore. The entry ticket is high, but so is the stability.

Lifestyle

M-Block Market is a South Delhi institution. Nehru Place metro station provides Yellow Line access. CR Park (Chittaranjan Park) adjacent for Bengali cuisine and community. Proximity to Lotus Temple and Kalkaji Mandir areas.

For Investors

GK is a preservation-of-capital play. Do not expect 10%+ appreciation. Expect 3-5% steady growth with strong rental demand from diplomats and corporate executives. For broader South Delhi options, explore current listings.
