How to Build a Real Estate Portfolio Starting with Rs 25 Lakh
Property Portfolio Building
Rs 25 lakh is not enough to buy a property outright in most NCR locations. But with leverage and strategy, it is enough to start building a portfolio.
Step 1: Your First Property (Year 0-2)
Use Rs 25 lakh as down payment (20-25%) for a property worth Rs 1-1.25 crore. Choose a location with strong rental demand: Gurgaon sectors near Cyber City, Noida Sector 62-75, or South Delhi areas near metro. The EMI should be serviceable with your salary, and rental income should cover 40-60% of it.
Step 2: Build Equity (Year 2-5)
Prepay the loan aggressively in the early years. Let appreciation build equity in the first property. Save for the next down payment simultaneously. Target a second property purchase by year 5.
Step 3: Scale (Year 5-10)
By year 5, your first property has appreciated 20-40% and you have reduced the loan significantly. Use the equity (top-up loan or sale + reinvestment) plus fresh savings for a second property. Consider a different asset type (if first was residential, second could be commercial for higher yield).
Key Rules
Never stretch beyond 40% of income on EMIs across all loans. Buy for rental yield, not just appreciation. Diversify by location and type. Always maintain an emergency fund outside of real estate. Explore your first investment on Infratyke.
