Real Estate vs Mutual Funds: Where Should You Put Your Money?
The Great Debate: Property vs Markets
Indians have a cultural preference for real estate. But is it always the better investment? Let us compare objectively.
Returns
Indian real estate has delivered 6-10% CAGR over the past decade (varying hugely by location). Equity mutual funds (large-cap index funds) have delivered 12-15% CAGR over the same period. On pure returns, markets win.
Leverage
This is where real estate shines. A home loan lets you control a Rs 1 crore asset with Rs 20 lakh down. No mutual fund offers this leverage at 8-9% interest. With leverage, effective returns on equity invested can match or beat mutual funds.
Rental Income
Real estate generates monthly cash flow (2-4% yield in Indian cities). Mutual fund SWPs (Systematic Withdrawal Plans) can replicate this, but they deplete your corpus.
Liquidity
Selling a property takes 3-12 months. Redeeming a mutual fund takes 1-3 days. If you might need the money within 5 years, real estate is not the right vehicle.
The Balance
Own one home for use. Beyond that, diversify. A Rs 50 lakh investment in a well-located Delhi flat and Rs 50 lakh in index funds will outperform either alone over 10 years.
