Floor Selection in High-Rises

In a 20-30 storey building, the floor you choose affects your daily experience, safety, resale value, and cost. Here is how to decide.

Lower Floors (1-5)

Pros: easier evacuation during emergencies, less dependent on lifts, often slightly cheaper. Cons: more street noise, less privacy, more dust and mosquitoes, potentially blocked views. Best for: families with elderly members, people with mobility concerns.

Middle Floors (6-15)

Pros: balanced natural light, reduced street noise, reasonable lift wait times, good ventilation. Often the sweet spot for livability. Cons: neither the cheapest nor the most premium. Best for: most families and working professionals.

Upper Floors (16+)

Pros: panoramic views, maximum natural light, least noise and dust, strongest resale premium (10-20% above lower floors). Cons: higher purchase price (floor rise charges of Rs 50-200/sq ft per floor), longer lift waits, more wind (balcony items can fall), pressure issues in water supply.

Safety Consideration

Fire department ladders in most Indian cities reach up to 10-12 floors. Above that, you depend entirely on internal fire safety systems. Verify the building has a working fire safety certificate, pressurized stairwells, and sprinklers. Browse high-rise options on Infratyke.
