RERA: What Every Home Buyer Must Know
RERA and Your Rights as a Buyer
The Real Estate (Regulation and Development) Act, 2016 was a landmark reform. Every state has its own RERA authority and portal where you can verify project registrations.
What RERA Covers
All residential and commercial projects above 500 sq meters or 8 apartments must be RERA registered. The builder must disclose project plans, timelines, and financial details on the RERA portal. No changes to the sanctioned plan without two-thirds buyer consent.
How to Verify
Visit your state RERA website (e.g., haryanarera.gov.in for Gurgaon projects, rera.delhi.gov.in for Delhi). Search by project name or builder name. Check the completion date, units sold, and any complaints filed.
Filing a Complaint
If a builder delays possession beyond the RERA deadline, you can file a complaint online. RERA can order refund with interest, compensation, or direct the builder to complete the project. The process is simpler and faster than a civil court.
Compare RERA-registered projects across cities on Infratyke Noida and Infratyke Gurgaon.
